Master Leasing

As part of a new grant, Evergreen Spirit is looking to collaborate with landlords to establish a master leasing partnership.

  • A master lease is a type of lease that gives the lessee the right to control and sublease the property during the lease.

  • In this case, Evergreen Spirit would be the lessee and would sublease to an individual/family served by the program.

  • Further, Evergreen Spirit assumes all responsibility for the terms of the lease.

  • Staff also regularly check in on and work with the sub-lessee to ensure that needs are met and the property is well taken care of.

  • The tenant assumes less risk working directly with Evergreen Spirit, and we hope it's a "win win" for everyone involved.

Through its programs, Evergreen Spirit provides deposit, rent, and utility assistance as determined by need/eligibility. Roughly 300 individuals are served each year with more than $600,000 administered in assistance to more than 75 local landlords and property managers. Landlord Incentive

As a partner with the City of Tulsa’s Affordable Housing Trust Fund and the Tulsa Authority for Economic Opportunity, Evergreen Spirit, LLC has been granted landlord incentive funds to assist in maintaining stable housing for the individuals it assists. We view this as a "win win" partnership in building strong relationships and goodwill with our partnering landlords and also ensuring that Evergreen Spirit clients have improved opportunities for housing stability and support services.

These funds can help to cover:

  • Unpaid rent

  • Unpaid utilities

  • Vacancy payments related to unit preparation

  • Damages from the tenant (beyond normal wear and tear)

Funds will NOT cover fines, fees, and court costs, including eviction costs and attorney fees.

You do not have to be participating in any of our programs or have our clients as tenants to access this Landlord Incentive Funding.

Landlord Incentive Eligibility Criteria

• Landlords cannot be on HUD’s Debarment List or have more than five code enforcement violations in the past three years or since the time they have taken ownership of the property.

• Rental units must meet rent reasonableness standard as set by HUD

• Landlords must provide documentation of lease terms.

• Landlords must provide IRS Form W-9 in name of landlord payee.

• Landlords must provide copies of any utility statements related to claim.

• Landlords must provide documentation of damages that would be liable to landlord (beyond normal wear and tear) and actual estimates/costs of repairs.

• Landlords must agree to contact Evergreen Spirit, LLC prior to terminating a lease.

• LANDLORD INCENTIVES WILL BE CAPPED AT $3,000 OR 3 MONTHS’ RENT, WHICHEVER COMES FIRST ON A PER TENANT BASIS.
